San Marcos Housing Market Update – May 2026
If you’re wondering what’s happening in the San Marcos real estate market, the latest numbers show a market that is becoming more balanced and offering opportunities for both buyers and sellers.
Inventory continues to increase, with a 6.16–month supply of homes available. That’s up 13% from the previous month and 8% compared to this time last year. More inventory means buyers have additional choices and a little more time to make decisions, while sellers may need to be more strategic with pricing and presentation to stand out.
The median sold price in May was $320,085, down 3% from the previous month. While prices have softened slightly, homes are still selling at an average of 97.52% of their list price, indicating that well-priced homes continue to attract serious buyers.
Homes spent a median of 58 days on the market in May, a 35% increase from the previous month. This longer marketing period reflects the increased inventory and gives buyers greater negotiating power than we’ve seen in recent years.

Currently, there are 567 active listings in the San Marcos market with a median active list price of $339,777.
